Villa Santa Margherita is a charming Tuscan farmhouse located above a tiny hamlet called Santa Margherita. It is about 20 kilometers from the Umbrian border and 6 kilometers outside of the small hilltown of Castiglion Fiorentino below which the mainline station for the Rome/Florence train is located. Florence is less than 1 hour away. The villa, that sits above a lovely agricultural valley, is 15 minutes from the famous hilltown of Cortona (Under the Tuscan Sun) as well as 15 minutes in the other direction to the lovely town of Arezzo known for its famous market.

The five-bedroom house was beautifully renovated in 2006 and is surrounded by 1 hectare [10,000 square metres] of olive trees. The house is on three levels and is a perfect example of tasteful, rural elegance.

The property has a newly built 10 x 5 metre swimming pool on a terrace above the villa. Pool heating can be offered at an extra charge. Beside the pool is a covered pergola offering shade and privacy.

Near the house is a traditional bread oven that has been beautifully restored. It can be used for baking, pizzas in particular. There is also an area for barbecuing. Close to the bread oven is a wisteria pergola that has a sitting area as well as al fresco dining for 10.

Besides the terrace with the swimming pool, there are five other terraces with olive trees that overlook the unspoilt, verdant valley below. The rest of the land is wooded as well as dotted with olive trees.

There are two parking areas for the villa. One, located below the house, has a covered pergola for two cars. There is another parking area on the first level of the house, close to the kitchen, for easy unloading of food and supplies.

There are two lawn areas and three covered pergolas for relaxing and/or dining.
